In the heart of Munich's old town, the last big gap on
Maximilianstraße left by the Second World War is now
being closed with the redevelopment of Marstallplatz.
The inspiration for the project is derived from the compactness
and interlocking complexity of old European
cities: urban flair is not contained inside buildings, it
unfolds outdoors, in newly created precincts and spatial
situations. The complex consists of three separate and
highly individual structures, each with its own specific
form of use: the rehearsal and operations building for the
Bavarian State Opera, the Maximilianhof as a new office
building with a leafy inner courtyard, and the Bürkleinbau
conversion with its historic facade on Maximilianstraße
as a modern retail and office building, with its backfacing
facade entirely of glass.

The square Maximilianhof includes a small patio and
integrates an historic columned hall, revealing itself to
the public eye as if through a glass curtain. Above this are
bright and airy office storeys with floor-to-floor glazing.

Together with the adjacent State Opera, both buildings
form the framework for the new rehearsal building with
its four large auditoria, library areas, workshops and
administrative premises. With their distinguished
finishings, the auditoria gleam out of their translucent
envelope, giving a hint of the excitement inside.
Between the buildings, new links are being built
and public spaces created, and what they offer will incorporate
Marstallplatz fully into Munich's urban and
cultural life.
Marstallplatz itself will have a truly unique character:
surrounded by some of Munich's most important cultural
institutions, it will provide a forum for open-air events
of all kinds, thus giving the city a further lively point
of focus.
